The Six-Tenths of a Mile That's Splitting Hyde Park's Dinner Scene in Two

How far will you actually walk for dinner in a Tampa August? That question hasn't mattered much if you live in Hyde Park. For years, every restaurant worth walking to sat inside six blocks around Village Circle. This summer that stopped being true, and the answer to how far you'll walk now decides which end of the neighborhood you're eating in tonight.

The corner that used to be someone else's problem

North Rome Avenue and North A Street sit about six-tenths of a mile from Village Circle, close enough to feel like the same neighborhood on a map and far enough to feel like a decision once the July heat sets in. That corner is now the address of Rome Collective, a 38,900-square-foot retail development from Asana Partners built at the northwest corner of the intersection, in the area press and property listings label North Hyde Park.

Until recently, Rome Collective was little more than a construction fence and a leasing sign. This summer it became a place people actually walk to.

What opened, what's opening, and when

Three restaurants have now committed to Rome Collective, and a fourth business a few blocks over has already been open for months.

Lumbre's chef, Nick Orr, learned the cuisine the slow way, training on traditional grills in Getaria and working kitchens in Madrid, San Sebastian, Barcelona and Valencia before bringing it home to North Hyde Park. As Orr put it when the restaurant opened, "Lumbre is built from the meals and people that taught me the Spanish cuisine."

Kingfish will take about 3,390 square feet at 1706 West North B Street, following the same playbook as Lumbre: minimalist Japanese cooking, a curated sake and cocktail list, and the same ownership group.

V Modern Italian is the more unusual arrival. It marks the first United States location for Fast Fine Restaurant Group, a hospitality platform that already operates in Sweden, Spain, Turkey, Belgium and Saudi Arabia. A Michelin-starred chef is attached to the concept, and the menu is built around antipasti, fresh pastas and wood-fired mains.

Village Circle hasn't gone quiet

None of this empties out the six blocks residents already know. If anything, it sharpens what each end of the neighborhood is actually for.

Inside the Village, the anchors haven't moved:

• On Swann, the neighborhood's Michelin-rated dining room
• ro, a sushi restaurant led by multi-Michelin-starred chef Kiichi Okabe, with fish flown in daily from Tokyo's Toyosu Market
• bartaco and Meat Market, the two most reliable weeknight tables
• Bouzy, a cocktail-first room a block off Village Circle that runs brunch by day and dinner plates into the night

That's still the tightest, most walkable stretch of restaurants in the neighborhood. What changed is that it's no longer the only one.

Why six-tenths of a mile is the whole story

On paper, six-tenths of a mile is nothing. It's a twelve-minute walk at a normal pace. But Rome Collective's own marketing pitches the project as a scaled-down version of Armature Works, built with enough parking to function as a driving destination just as easily as a walking one. That's a real shift for a neighborhood that has spent years selling its own walkability as part of its identity.

The practical effect: on a mild evening, walking from a house near Swann Avenue to Kingfish is a pleasant errand. In August, with a heat index that makes any twelve-minute walk feel longer, it becomes a decision that usually ends with a car. Whether Hyde Park functions as one connected dining neighborhood or two separate ones right now depends less on distance and more on the calendar.

The other direction: a family already walking that half mile

Rome Collective isn't the only sign that North Hyde Park's restaurant map is expanding. Giancarlo's Cafe & Spirits opened in December at 1532 West North B Street, three blocks from the University of Tampa and two blocks north of Kennedy Boulevard. It's the sibling restaurant to Santoro's Pizzeria, a half-mile walk away, and both are run by the same owner, Travis Kaiser, who named each after one of his sons.

"I grew up in family-owned restaurants," Kaiser said.

Giancarlo's runs as three restaurants under one roof: an all-day coffee counter, a classic diner by morning, and a full-service Italian-American kitchen and bar by night. It's a smaller, more personal version of the same pattern playing out at Rome Collective. A family that already had one restaurant in the neighborhood expanded on foot rather than driving somewhere new, which says something about how much of this growth is happening inside walking distance rather than requiring a car in the first place.

What this actually changes this month

Two dates are worth knowing if you live here. Hyde Park Village is hosting 813 Day on Thursday, August 13, and the neighborhood's monthly Fresh Market returns to Village Circle on Sunday, September 6, from 10 a.m. to 3 p.m. Between now and then, Kingfish is expected to open a few blocks north, and V Modern Italian's September target puts a third Rome Collective restaurant on the calendar the same month as the market.

If the Village end of the neighborhood is where you already know to go on a Tuesday, the Rome Avenue end is worth treating as a separate outing rather than a stop on the same walk. Pick one end for a weeknight and the other for a weekend, at least until fall temperatures make the six-tenths of a mile between them feel like nothing again.
